When applying for a mortgage in Panama, documentation is often one of the biggest concerns for foreign buyers. A very common question we hear is: do banks require tax returns to approve a loan? The answer is yes — in most cases — but how they are used may be different from what North American buyers expect.

Panamanian banks focus on verifying income stability and source of funds. Tax returns are one of the tools they use to evaluate this, especially for foreign applicants.

Why banks ask for tax returns
Tax returns help banks confirm:
  • Consistent income over time
  • Accuracy of reported earnings
  • Long-term financial stability

For foreign buyers, banks typically request personal tax returns from your home country, most commonly from the past one to two years. These documents help lenders assess risk and confirm that your income aligns with the mortgage amount requested.

What if you’re self-employed or retired?
Self-employed buyers and retirees are very common in Panama’s real estate market. In these cases, banks may review:
  • Personal and/or business tax returns
  • Bank statements
  • Proof of ongoing income, dividends, or retirement distributions
