Does the Bank Require Property Insurance in Panama?

f you’re buying property in Panama and planning to finance it, this is a question every buyer should understand early in the process: does the bank require property insurance? The answer is yes — property insurance is mandatory when a mortgage is involved, and the policy must meet specific bank requirements.

In Panama real estate transactions, bank’s view property insurance as a core risk-management tool. It protects both the lender and the buyer, ensuring that the property securing the loan maintains its value over time.

Why Property Insurance Is Required
When a bank issues a mortgage in Panama, the property itself serves as collateral. Insurance ensures that if the home is damaged or destroyed due to fire, natural disasters, or other covered risks, the bank’s financial exposure is protected.

Banks typically require:
  • A property insurance policy issued by an approved insurer
  • Coverage equal to or greater than the replacement value of the property
  • The bank listed as first beneficiary (loss payee)
  • Proof of active coverage before loan disbursement

Without this insurance in place, the bank will not release funds.

What Type of Insurance Is Required
Most Panamanian banks require fire and extended coverage, which may include protection against earthquakes, floods, or other natural risks depending on the property’s location.

For condos, the building usually carries a master policy covering common areas, but buyers are still required to obtain individual unit coverage, especially for interior improvements and contents tied to the loan.

Understanding these distinctions is critical when buying property in Panama, particularly in high-rise developments or resort communities.

In many cases, yes — but the policy must comply with the bank’s underwriting guidelines. Some banks offer in-house insurance options, while others allow buyers to work with independent providers, if coverage terms meet approval standards.
