When planning to buy property in Panama, one of the most practical questions buyers ask is: how much income do I need to support a mortgage? While there is no single universal number, Panamanian banks follow clear guidelines that help determine affordability and loan approval.

Understanding these benchmarks early allows buyers to set realistic budgets and avoid surprises later in the process.

How banks evaluate income in Panama
Panamanian banks focus primarily on debt-to-income (DTI) ratios rather than raw income alone. In most cases, banks prefer that your total monthly debt obligations — including the mortgage — do not exceed 30% to 35% of your verified monthly income.

This means the higher your income and the lower your existing debt, the more flexibility you have when qualifying for a mortgage.

A simple example
Let’s look at a common scenario:
  • Monthly household income: $6,000
  • Maximum preferred mortgage payment (approx. 30–35%): $1,800–$2,100
This range would typically support a mid-range condo mortgage, depending on interest rate, loan term, and down payment.

Banks also evaluate income stability, not just amount. Consistent, well-documented income carries more weight than fluctuating or short-term earnings.

What types of income are accepted
Banks may consider a combination of:
  • Salaried employment income
  • Self-employment or business income
  • Retirement or pension income
  • Verified investment or rental income

Foreign income is commonly accepted, provided it is well documented and verifiable through bank statements and supporting records.
