What Really Determines a Building’s Longevity
Age alone isn't the best predictor of future repairs. Two buildings of the same age can perform very differently depending on the materials used, the developer’s track record, and the care taken by the homeowner’s association (HOA). Some high-end buildings in Panama remain in excellent condition for many years because they were designed with long-term durability in mind.
By contrast, buildings in colder climates in the U.S. or Canada often face more frequent wear due to freeze-thaw cycles and harsh winters. Panama’s tropical climate is gentler on structures, which means well-constructed towers here typically show slower aging and require fewer major interventions over time.
Quality Matters More Than Age
In premier areas like Santa María and Playa Bonita, luxury construction practices and strong architectural standards help buildings age gracefully. Many of these properties were developed with high-end materials and forward-thinking engineering, allowing them to remain attractive and structurally sound far beyond what buyers might expect.
When I review buildings with my clients, one of the first things we look at is how well the property has been maintained over the years. A well-run building shows pride of ownership, thoughtful planning, and a proactive approach to upkeep—traits that reduce the likelihood of significant repairs, regardless of the building’s age.
