In Panama real estate, appraisals are most associated with financed purchases. When a buyer chooses to work with a local bank, the institution will almost always request an appraisal as part of its internal review. In those cases, the appraisal helps the bank confirm the property’s value in relation to the loan structure. It’s a standard step in financing — not a reflection of risk or uncertainty.
For cash purchases, appraisals are often not required. Many buyers are surprised by this, especially those familiar with real estate transactions in the U.S. or Canada. In Panama, a secure purchase is built through proper legal review, clear title verification, and experienced guidance — not solely through a valuation report.
This is where working with an experienced broker becomes essential. Each transaction is different, and appraisal requirements can vary based on financing, property type, and overall structure. My clients rely on me to clarify early on whether an appraisal applies to their specific purchase, so there are no open questions later in the process.
Just as in the U.S. and Canada, appraisals are most often tied to financed transactions. The difference in Panama is that the process is more flexible and tailored to how the purchase is being completed. Understanding what applies — and what doesn’t — allows buyers to move forward with clarity rather than assumptions.
At Choose Panama Real Estate, my role is to make sure every step feels intentional. When an appraisal is part of the transaction, it’s handled smoothly and in coordination with the broader team. When it’s not required, buyers can move forward confidently knowing their purchase is supported by proper due diligence and local expertise.
With the right guidance, appraisal requirements become just another well-understood piece of a thoughtfully planned investment — never an obstacle, and never a surprise.
